Radius Group Achieves Five Year Milestone Serving Santa Barbara
Five years ago, when Steve Brown, Steve Golis, Scott Glenn and Bob Tuler decided to form their own commercial real estate company in Santa Barbara, they could not know how quickly they would grow—nor how successful they would become. Today, after hard work and dedication to their dreams, Radius Group Commercial Real Estate has become one of the most dominant full-service commercial real estate brokerage houses on California's Central Coast. Radius Group is proud to be celebrating its fifth anniversary, and to be involved in the scale and scope of deals that continue to shape the Santa Barbara economy.
For the past five years, Radius Group has been working with leading business owners, management and investors in the Santa Barbara community. Specializing in apartment, industrial, retail and office sales and leases, Radius Group has been involved in many of the largest recent commercial real estate deals in the industry, including some of the largest in Santa Barbara history:

The largest commercial sale transaction in Santa Barbara County history: Bob Tuler, Steve Brown and Steve Golis represented the buyer and Paul Gamberdella represented the seller in the sale of Campus Pointe/Los Carneros in May 2006. The asking price was $55 million.

The sale of a 34,983 square foot office building at 3908 State Street in Santa Barbara which totaled $12,700,000. Scott Glenn acted as the listing agent and Steve Golis the selling agent.

Steve Brown, Bob Tuler and Paul Gamberdella from Radius Group represented 104 W. Anapamu Partners, LP, in selling a 40,284 square foot office building at 104 West Anapamu Street in downtown Santa Barbara. The last listing price was $13,700,000.

Brad Frohling and Bob Tuler represented the lessor in leasing 47,000 square feet of the 61,000 square foot building at 6868 Cortona Drive in Goleta to Occam Networks, a publicly traded company.

Steve Golis represented the buyers in two large apartment deals in Santa Barbara that totaled $20 million in February of 2007.

Steve Golis co-represented the sellers of a 238 unit apartment portfolio that sold for $57 Million to a publicly traded company in 2006.

Steve Golis and Steve Brown represented the buyers and sellers of a 55 unit apartment property in 2006 with multiple bids to an LA buyer that closed the property in 10 days.

Agents Bob Tuler and Paul Gamberdella represented both buyer and seller in the sale of 820 State Street, the largest sale of a downtown office building in Santa Barbara history.
Radius Group has also been involved with businesses in Santa Barbara that are notable in terms of local history and culture, including recent deals involving The Big Yellow House, Jimmy’s, and Chad’s.
Additionally, Radius Group has represented both buyer and seller in several significant affordable housing deals. In the Fall of 2005, Radius Group was involved in the sale of a 48-unit senior citizen apartment building at 240 West Pine Street in Lompoc to the Housing Authority of the County of Santa Barbara and the sale of over 100 U.S. Department of Housing and Urban Development subsidized apartment units called Central Plaza in Santa Maria to the Housing Authority of the County of the County of Santa Barbara.
Since 2002, Radius Group has completed 348 sale transactions valued at over $1 Billion and 750 lease transactions totaling 3,124,672 SF, valued at over $200 Million. Radius Group personnel have more than doubled, growing from 13 original team members to 35. And the company has expanded their office into a larger building which meets their ever growing staff’s needs.
“We really couldn’t have picked a better time to start Radius Group,” said Bob Tuler. “The commercial real estate market was robust when we founded our company and it has grown even stronger in the last five years. All of our agents have had their best years ever several times over since we started Radius Group.”
A major factor of Radius Group’s success is the combined experience of the Co-Founding Partners and Senior Agents. Scott Glenn has 19 years of total real estate experience, Steve Golis has over 27 years of total real estate experience; Steve Brown weighs in with 33 years experience and Bob Tuler has 30 years of total real estate experience. Radius Group senior agents add an additional 34 years combined real estate experience to the company’s tally: Brad Frohling has been in the industry for seven years, Paul Gamberdella for eight, Brian Johnson has nine years of total real estate experience and Mike Chenoweth has 11 years of total real estate experience.
The Partners have also successfully fostered their founding vision for the company’s ‘corporate culture’, to create a workplace that values all staff and feels like family. Indeed, Radius Group staff get together often for social and community events, and Radius Group celebrates both company and clients in true Santa Barbara style with their signature annual Fiesta party, one of the most sought after invitations in town.
“The decentralized structure of our company has allowed for a great deal of creativity within each agent and has allowed newcomers to progress rapidly,” said Scott Glenn. “I’m excited to see where all of our agents will be in 10 years, considering how far they have already come.”
Radius Group Co-Founding Partners, agents and staff are involved in a number of civic and philanthropic community efforts. Bob Tuler has served as the coordinator of the UCSB Athletic Fundraising Committee and on the UCSB Athletic Directors Advisory Council. Steve Golis is on committees for the American Heart Association and will serve a two-year term as the committee chair for the largest charity event in Santa Barbara, the Muscular Dystrophy Association’s “Black and Blue Ball.” Scott Glenn has served on the Downtown Parking committee, the Downtown Organization, the Board of Directors of the Santa Barbara Regional Chamber of Commerce. Steve Brown has been retained as an expert witness in court trials involving commercial real estate and has been a guest lecturer at Santa Barbara City College, the University of California at Santa Barbara and the Santa Barbara Board of Realtors.
In addition to outstanding commercial sales and leases, Radius Group partners and agents are involved in significant economic forecasting for Santa Barbara County. For the past 15 years, Radius Group Co-Founders Bob Tuler and Steve Golis have participated in the Santa Barbara County Real Estate & Economic Outlook Report and Conference as well as UCSB’s Santa Barbara County Economic Outlook, contributing data and forecasting for the commercial real estate market in sales, leasing and the Income Property Market, including apartment building sales.
In July of 2003, the Radius Group Partners, along with Rhonda Henderson, formed Radius Investments, LLC, a private equity investment firm, to provide clients with real estate investment opportunities. Since its inception, Radius Investments has closed four acquisitions, creating an initial investment portfolio valued in excess of $60 Million. Radius Investments is providing its clients the opportunity to invest in three of the top performing office markets in the nation, San Diego, Los Angeles, and Orange Counties.
Looking to the company’s own future, the Co-Founding Partners of Radius Group are hopeful and confident.
